Welcome to Churchill Village - South

CVS is part of one of the oldest planned communities in the United States. It is a mature community that consists of about 800 townhouses and single family homes resting on the shores of Lake Churchill and Lake Seneca.

Churchill Village - South was built with families in mind. Walking trails and bike paths criss-cross the entire community, which is immediately adjacent to Black Hills Regional Park. In addition to the lakes, CVS offers a host of other recreation opportunities including playgrounds, tennis courts and two swimming pools.

There are two schools within the confines of Churchill Village - South, Lake Seneca Elementary School and Martin Luther King, Jr., Middle School. With Seneca Valley High School nearby, our students can literally walk to school from the first day of kindergarten until they graduate from high school.



The Board of Directors for the Churchill Village-South Homeowners Association (Association) has reviewed the Association’s financial condition and budget and is recommending a small increase in the monthly assessment for 2017.

The Board of Directors invites your written comments on this proposed budget. Please submit written comments by the close of business on September 7, 2016 so that comments can be distributed to the members of the Board for review prior to the September 14th Board meeting. You are welcome to attend the Board meeting on September 14, 2016, 7:00 p.m. at Churchill-South Community Center, 13601 Wanegarden Drive, Germantown, Maryland 20874. There will be time available for those wishing to comment on the budget. The Board will adopt a final 2017 budget at their October 12, 2017 meeting, 7:00 p.m. at the Churchill-South Community Center.


General Announcements:

    Churchill Village South Homeowners Association Board of Directors is please to announce that a new landscape company has been hired to maintain the common areas of landscaping throughout the community. The new company is Classic Landscaping. As with any new contractor there will be a certain learning curve until the crews are familiar with all the ins and outs of the community.   • Help Keep Your Community Beautiful!
    The change of the seasons is the ideal time for homeowners to make sure they are maintaining their property and investment.

    There are a few maintenance areas we'd like to remind you to be sure and keep up with:
    • Planting Bed Maintenance/Mulching
    • Lawn maintenance
    • Shrubs and trees
    • Maintenance issues to the outside of your home.

  • Architectural Review
    Please be aware that all modifications to the exterior appearance of your Churchill Village South home, including some landscaping changes, require Association approval. In fact, many of these changes also require a permit from Montgomery County Department of Permitting Services.

  • Attention Pet Owners!
    Pets should be on a leash when on Churchill Village South common areas. It’s not only an Association rule, but county law! Please remember to pick up after your pet. The Community has several dog waste stations throughout the community. Violations of pet laws may be referred to the Montgomery County Department of Animal Control at 240-773-5900.

Reminder Notice to the Community:

  • If making an ACC change to the outside of your home, please remember to complete an ACC application. The
  • ACC committee meets every 2nd Wednesday of the Month from 7:00 pm to 7:30 pm.
  • Please Maintain your lawn by cutting and trimming your bushes.
  • Please keep Trash Cans and Recycling Bins out of public view.
  • While walking your dogs throughout the community please pick up after your pet. The Community has Eight (8) dog stations which provide bags and trash cans for disposal of waste. Please be considerate of your neighbors.
